Pre-Listing Inspection

If you’re preparing to sell your home, we can help make the entire process more straightforward and hassle-free by providing a full property inspection prior to a listing. New Construction Inspection

Just because something is new, doesn’t mean that it is free from blemishes—or even significant defects. Many hands are responsible for constructing a home, and it’s practically a guarantee that errors will occur along the way. Before the builder’s final walkthrough of the property, we can perform an unbiased inspection that will uncover existing issues so that you can work out solutions while negotiations are still ongoing and contingencies are still in place.  

New Construction Phase Inspections

Homes are built from the ground up, and keeping tabs on that process from the get-go and all the way through to the end can be of massive benefit to the home-buyer. Phase inspections are typically scheduled multiple times throughout a build—starting at the pre-foundation work and concluding just before the builder’s final walkthrough. This approach allows our inspectors to identify issues while they’re still visible and accessible, making it easier for the builders to correct, and helping to ensure that deficiencies aren’t covered up that will become problematic later on down the line. 

11th Month Warranty Inspection

If you just bought a newly constructed home within the past year, it should still be protected by the builder’s warranty. Have us inspect the home before the warranty runs out so that we can diagnose existing issues that may be covered—potentially saving you hundreds or even thousands of dollars in repair work!

Home Maintenance Inspection

For this inspection service, we’ll inspect the property from top to bottom in order to assess its existing maintenance needs. Loan Draw Inspection

This inspection service will help to keep new home construction moving forward without running into legal roadblocks. We’ll inspect the construction site multiple times to assess the materials stored on-site and to look over the state of the build, ensuring that the terms of the loan aren’t being violated at any given time.  

Re-inspections

After you’ve received the results from your home inspection, you may choose to request repairs and other projects while negotiating terms with the seller. If the two of you arrive at an agreement, we can perform a follow-up inspection to make sure that any repaired or replaced components are defect-free. 

Water Testing

Water purity is important for the residents of the home, and this inspection service will determine whether or not your prospective home’s water supply is safe for daily use. Water samples will be taken to a local laboratory where they can be tested for lead, coliform bacteria, and a host of other contaminants.

Mold Testing

If you’re breathing in mold spores while trying to enjoy your living space, then your home is not as healthy as it should be. We can test your home for mold, conducting a visual inspection to find clear and obvious signs of mold growth. We can also collect surface and air samples, sending them off to a local laboratory where they will be tested for an estimate of spore concentration and to determine what types of molds may be present.

Radon Testing

Our certified radon testers will use state-of-the-art technology to take precise radon measurements inside your current or prospective home. Radon is invisible and odorless, and you won’t get very far trying to detect it without the assistance of professionals who are trained using the proper equipment. As radon is a known carcinogen, it is imperative to have the home tested as soon as possible for your health and peace of mind. 

Sewer Scope

For this inspection service, a specially designed camera is inserted down into the home’s sewer system, allowing us to look for damage that can’t ordinarily be identified. Problems with wastewater disposal can be a major financial burden for the homeowner, and we want to help you get ahead of potential issues before you close on a home purchase.

We can also use this camera to locate the private septic tank or the lateral sewer line that is maintained by the city, revealing potential blockages that may need to be discussed with officials who oversee wastewater management.

Claim Consultant

We’ll talk with you at length about the nature of the work and the associated issues, collecting the information needed to consult with lawyers and other experts so that we can draw up a claim that is likely to receive a response that satisfies your demands.

Septic Inspections

This inspection of a home’s septic system will be conducted by a vetted third-party contractor. The septic tank will be opened up to be investigated for damage, blockages, and other deficiencies. You’ll also be notified about the remaining capacity of the tank and whether or not it needs to be pumped in the days ahead. 

Pool Inspections

A pool that is being included with your pending property purchase should be professionally inspected before a deal is final. We’ll evaluate the condition of the pool’s structure, whether it’s inground or above ground. We’ll also look over the accessory and mechanical components to determine if there are existing defects that need to be addressed in order for the pool to be deemed safe for use.

Sprinkler System Inspections

For this inspection service, we’ll make sure that a home’s sprinkler system is installed correctly and functions properly. We’ll be looking for issues that could lead to water loss, including defective sprinkler heads, leaky valves, busted lines, and other visible defects.
